If you are in the Lake of the Ozarks vacation rental business, you are always looking for ways to increase your rentals during the slower times of the year. The first thing you have to come to grips with is that most visitors come here to enjoy the Lake! During the colder months when they can't do that, fewer of them come to visit our area.

Vacation Rental Management at the Lake of the Ozarks

Our property management company at the Lake of the Ozarks does about 85% of all rentals between Memorial Day weekend and Labor Day weekend. That leaves us with just under nine months to capture the other 15% of our business. That is a horrible business model, but it's the one we are stuck with here at the Lake of the Ozarks. The trick is how to maximize those other nine months to get the most out of your rental property at the Lake of the Ozarks.

Maximizing Your Rentals in the Off Season

What are some things that you can do to maximize your rentals between Labor Day and Memorial Day? The best way is to see what visitors are doing here during that time of year. we have a number of festivals and events that do attract visitors. Know the schedule and then promote those events to your potential guests. We have plenty of events like the Air Show, Liverpool Legends, the Dogwood Festival, Magic Dragon Street Meet, Harbor Hop, Bikefest, the Apple Festival, Enchanted Village of Lights and large number of fishing tournaments.

Purchasing the Right Property

Another angle to take when purchasing a vacation home at the Lake of the Ozarks is to look for a property that visitors can enjoy during the cooler seasons. There are a few condo complexes that offer indoor pools, and those places have the highest average nights of any complex we manage at except for one. Last year, the Knolls Resort complex averaged 31% more rental nights than our other condos. They have an indoor pool that is open year round, and that is one of the reasons they see more rentals each year.

Attracting Golfers in the Spring and Fall

Attracting golfers is another great way to fill some spring and fall vacancies. We do a significant amount of golf business each year with the majority coming from outside of the summer months. Knowing what golfers are looking for is the key to attracting these guests. They all want separate beds, they usually travel in packs of fours, eights and twelves, and they love to grill out! If it rains, they need a big screen TV and some cards or games keep them occupied. Plan accordingly, and you can fill some of those slower spring and fall dates with rentals.

More Ideas for Attracting Guests in the Off Season

Another option is to talk with a local winery or cave. Both of these are great off seasons attractions for guests to enjoy. You could create a package with your vacation home or condo at the Lake of the Ozarks that includes a winery or cave tour. Those types of places are also looking for business during those times, so it's a win-win situation!

8 Things to Bring on Your Lake Vacation

When renting a vacation home or condo at the Lake of the Ozarks, what should you bring with you and what is supplied with the rental? Every vacation rental at the Lake of the Ozarks is different, so be sure to ask the right questions and check the amenities list if one is provided. At Your Lake Vacation, we try to supply most basic items so that guests don't have to worry about bringing things like paper towels, soaps, tissues, toilet paper, dishwasher tablets, etc.

Vacation Rental Yikes!

Owner Russell Burdette, went on vacation with his family in Dauphin Island, Alabama about 12 years ago or so. The home that his dad rented on the beach didn't come with much at all. In fact, they had to supply their own bedding, pillow, sheets, blankets, the whole nine yards. Trying to cram 5 kids and 2 adults, all their clothes and bedding into a mini-van with a topper was quite the sight. They never want to do that again! And we don't want our guests to do that either!

What to Bring with You

Some of the questions that we get when guests call include: does this property come with air conditioning, and does this property have sheets and pillows? We can tell that they've had some rough experiences in the past.

1. Shampoo - Many places provide soaps, but most people prefer their own shampoo.

2. Coffee - While some places may provide a small packet of coffee, most people prefer their own brand.

3. Games - You never know when it might rain on your vacation, and while some properties may have some games, it's a great idea to bring some with you to pass the time on a rainy day.

4. Music - While you used to have to lug around cassettes or cd's, now taking your favorite tunes with you is so much easier. Just load your music onto your favorite device and take it with you when you travel.

5. Beach Towels - Most vacation rentals at the Lake of the Ozarks will supply bath and hand towels for inside the property. However, if you are heading to the beach or the pool, you'll want to bring your own large beach towels.

6. First Aid Kit - While you hope you will never need it, it's always a good idea to keep a first aid kit handy when you travel in case of any accidents.

7. Small Tool Kit - Our owner always keeps a little tool kit on him. It's surprising just how many things you can fix with a good old four way screw driver and a pair of pliers.

8. Paper & a Pen - While your smart phone can perform a lot of tasks, there are still uses for good ole paper and pen. Notes to others, keeping score and tic-tac-toe are just a few!

So pack up your car with these items and your other essentials (clothes, toiletries, etc.) and head out on vacation to the Lake of the Ozarks!

5 FAQs About Vacation Rental Management

In today's blog, we thought it would be fun to take a look at the most common questions that we get asked by owners looking for a vacation rental manager at the Lake of the Ozarks. Below is a list of the most popular questions from over the last 14 years of speaking with over 400 potential owners.

1. How Much Do You Charge?

This is usually the first question that I get asked. The amount a vacation rental manager charges will vary from company to company, and should depend of the level of services they offer, experience and the type of results they can deliver. For our area, the fee is typically between 25-40% of the gross rental fee.

2. What Services Do You Offer?

Most companies offer the same basic services; it is the other services that separate the men from the boys. You should be asking if they inspect their properties prior to guest arrival, if they inspect the cleaning, if they offer landscaping, maintenance, decorating assistance, pest control, etc. Find out what you are getting for what you are paying.

3. How Do You Advertise?

My guess is that most vacation rental companies at the Lake of the Ozarks, like us, do the bulk of their advertising on the internet. Some companies who charge a lower percentage make you pay for your ads on the top vacation rental websites in addition to their management fee. As a large rental company, we spent a lot of money on advertising and we don't charge extra to place your property on the top vacation rental websites. We also have an extensive past guest list or more than 8,000 names that we e-mail on a monthly basis.

4. Why Do I Have to Have Keyless Entry?

This is one of the few costs to be on our program, but one of our most essential requirements. Our own internal research has shown that 100% of our guests would rather have keyless entry than to have to pick up keys, keep track of keys and then return keys when their rental is over. I recently had a potential owner say that the reason he didn't choose us was because the other company wasn't going to make him change his keyed lock. They would just use the lock he had. We were unwilling to compromise on providing great customer service to our guests.

5. What About Damages?

Many owners are concerned about their property getting damaged. I completely understand their concerns. Stranger are in your home or condo at the Lake of the Ozarks, and maybe they won't take the best care of it. Most vacation rental companies charge a deposit, get a credit card on file or have a damage protection plan. We get a card, offer the damage protection plan and it has worked great for the last 14 years, as we have had minimal damages with over 10,000 rentals and counting.

5 Bedroom Waterfront Home at the Lake of the Ozarks

Away From It All

Get away from it all in this amazing waterfront home at the Lake of the Ozarks! Located off Horseshoe Bend, the newest addition to our Lake of the Ozarks vacation rental program features 5 bedrooms total and sleeps up to 19 people! The property features the main four bedroom home, a large bunkhouse that sleeps nine guests, a boat house overlooking the water and two docks with three boat slips. Plus there's plenty of parking and over 300 feet of shoreline!

The four bedroom home features two bedrooms each with a king bed on the mail level, along with a full kitchen, dining area and plenty of windows to view the lake. The lower level features the third bedroom with a queen bed and another bedroom with two twins and a queen sleeper.

The main level walks out to a large wrap around deck and the lower level walks out to the boat docks. The adjacent boat house features a kitchenette with a stove, microwave and refrigerator, seating for 10 guests and plenty of windows to view the water and swim area.

The large bunkhouse is located approximately 40 feet from the home at the top of the driveway. The bunkhouse features three twin over full bunk beds, a living area with a large flat screen TV and also a half bath, refrigerator and Keurig.

Three boat slips, parking for six vehicles as well as trailer parking makes this the perfect property for large groups and family reunions! Located at the 8 mile marker by water and just a short drive to the grocery store, restaurants, shopping and the Bagnell Dam Strip.

The Importance of Spring Cleaning and Maintenance for Vacation Rentals

Spring Is In The Air!

Each year after the first of January, we begin preparing for the upcoming rental season. We send out notices to each of our property owners reminding them that their property needs a good spring cleaning. Along with the reminder, we send a spring cleaning check-list and a spring maintenance check-list. They can do the cleaning and maintenance themselves, hire someone or allow us to take care of it.

So what are the things we see each year that can affect Lake of the Ozarks vacation rentals or allow for less than stellar reviews?

1. Air Conditioning Maintenance

Probably the most important item is to have a spring AC check-up and cleaning. Over the years, we've had numerous AC units freeze up or go out during the height of the summer. in 95% of those cases, either the owner didn't have their AC checked and cleaned, or they did and were warned that they needed to replace their AC unit and didn't. I had one owner that was told he needed a new AC unit. He decided to wait one more season. His AC conked out just before the 4th of July! He lost 2 rentals while he had to wait for a new AC unit to be installed (during the busiest time of the year). He lost approximately $2,000 in net income. That was $2,000 more that he had to come up with to replace his unit instead of having that income help pay for the new AC unit.

2. Power Washing

The next thing that owners will overlook is power washing their Lake of the Ozarks vacation home, decks, walk-ways and docks. This is money well spent if you want guests to keep coming back to your property. This is mainly for homes, but even if you own a condo, ensure you are washing the outside of all your windows, your deck and the exterior siding on your deck. For homeowners, you want your deck nice and clean for your guests to be able to eat outside in the summer. It's especially important you clean your deck if you have a lot of trees around. Also, it doesn't take long for your dock, walk-ways and siding to get dirty. To retain guests year after year, you need to make a good first impression and remember you only get one chance to make that first impression!

3. Interior Cleaning

On the inside of your property, ensure that you are cleaning the baseboards, behind furniture, ceiling fans, inside your kitchen cabinets & drawers, behind appliances, under beds, slider tracks and the inside of trash cans. Be sure you're disposing of outdated condiments and if necessary, replacing stove top drip pans and that old shower curtain. Finally, clean your gas grill, replace batteries in clocks, remotes and keyless door locks. Stock up on AC filters, light bulbs, batteries and check your brooms, grill brushes and grill drip pans.
