6 Tips for Choosing a Vacation Rental Manager

Do you own a second home or condo at the Lake of the Ozarks? Have you found that you don't use it as much as you expected? Have you thought about off-setting some of your expenses for that property by renting it out to other vacationers? To get the most out of a vacation rental at the Lake of the Ozarks, you'll want to work with a professional vacation rental manager.

Finding the right company to manage your vacation rental property can make a big difference in your overall experience. Keep reading for some tips on how to choose the right Lake of the Ozarks property manager for the job.

1. Find Someone with Experience.

Obviously experience counts when trying to find the right property manager for the job. Find out how long they have been managing property and how successful they have been in renting properties similar to yours. Beware of any company that promises a certain number or rental nights or guarantees a certain amount of rental income. However, a good vacation rental company at the Lake of the Ozarks will be able to provide you with potential income and rental night numbers based on their past history with similar properties.

2. Ask About Their Support Services.

Does the company offer housekeeping, maintenance, interior design, AC and appliance repair or landscaping and yard work? Are they available 24/7? When renting out your home to vacationers, you never know what could go wrong. You don't want to be the one dealing with them at 2 am in the middle of the summer when your AC unit stops working and they can't sleep because it's so hot in there. When you're working with a great property manager at the Lake of the Ozarks, those types of issues will be handled by the property management company so you don't have to worry about a thing. They will have a list of trusted vendors that they can call in any emergency situation. In addition, you don't have to worry about cleaning the home in between guests and you have someone that's looking after your property while you're away.

3. Understand Their Marketing Approach.

The next thing you will want to check with a prospective property manager about is how they market their properties. Do they provide plenty of images, virtual tours, videos and detailed information about their properties? Do they utilize social media, digital marketing and e-blasts? Is their website easy to navigate and is the presentation professional? In addition to their website, how do they advertise their properties?

4. Look Into Their Screening Process.

Since damage is always a possibility when renting your home, how does the company screen potential guests? Do they have age restrictions? What kind of questions do they ask prospective guests during the booking process? How do they handle damage if it occurs? Do they offer any type of damage protection? Have the company provide you with examples of how they have handled past damage situations.

5. Ask How They Rent Their Properties.

Some vacation rental companies at the Lake of the Ozarks rent their properties on a rotating basis. If you have a nice property or a great location, companies using this procedure should be avoided. Your hard work, decor, amenities and location should be allowed to work in your favor. A company that presents all of their properties in the same manner and allows your features to sell your property to potential renters is your best bet. Wouldn't you want to be able to choose if you were a guest and not have to take the next unit in line?

6. Find Someone Honest with Good Ethics.

Your potential property manager should have good ethics and be truthful about the potential for your property. Ask around to find out if the company you're considering has a good reputation. Does the company belong to other professional organizations? You should be able to get references from current owners, as well as other professionals within the Lake community. And finally, you should feel at ease and be comfortable with the potential manager.

If you have a vacation home at the Lake of the Ozarks and are considering hiring a property manager to manage it for you, give us a call at 573-365-3367. The Importance of Spring Cleaning and Maintenance for Vacation Rentals

Spring Is In The Air!

Each year after the first of January, we begin preparing for the upcoming rental season. We send out notices to each of our property owners reminding them that their property needs a good spring cleaning. Along with the reminder, we send a spring cleaning check-list and a spring maintenance check-list. They can do the cleaning and maintenance themselves, hire someone or allow us to take care of it.

So what are the things we see each year that can affect Lake of the Ozarks vacation rentals or allow for less than stellar reviews?

1. Air Conditioning Maintenance

Probably the most important item is to have a spring AC check-up and cleaning. Over the years, we've had numerous AC units freeze up or go out during the height of the summer. in 95% of those cases, either the owner didn't have their AC checked and cleaned, or they did and were warned that they needed to replace their AC unit and didn't. I had one owner that was told he needed a new AC unit. He decided to wait one more season. His AC conked out just before the 4th of July! He lost 2 rentals while he had to wait for a new AC unit to be installed (during the busiest time of the year). He lost approximately $2,000 in net income. That was $2,000 more that he had to come up with to replace his unit instead of having that income help pay for the new AC unit.

2. Power Washing

The next thing that owners will overlook is power washing their Lake of the Ozarks vacation home, decks, walk-ways and docks. This is money well spent if you want guests to keep coming back to your property. This is mainly for homes, but even if you own a condo, ensure you are washing the outside of all your windows, your deck and the exterior siding on your deck. For homeowners, you want your deck nice and clean for your guests to be able to eat outside in the summer. It's especially important you clean your deck if you have a lot of trees around. Also, it doesn't take long for your dock, walk-ways and siding to get dirty. To retain guests year after year, you need to make a good first impression and remember you only get one chance to make that first impression!

3. Interior Cleaning

On the inside of your property, ensure that you are cleaning the baseboards, behind furniture, ceiling fans, inside your kitchen cabinets & drawers, behind appliances, under beds, slider tracks and the inside of trash cans. Be sure you're disposing of outdated condiments and if necessary, replacing stove top drip pans and that old shower curtain. Finally, clean your gas grill, replace batteries in clocks, remotes and keyless door locks. Stock up on AC filters, light bulbs, batteries and check your brooms, grill brushes and grill drip pans. Our list has many more items, but you get the pictures!

Be sure your property is ready for guests this season by having us take care of all your spring cleaning and maintenance needs. Our thorough process will ensure your home or condo makes a great first impression on new guests, helping you get return guests year after year. If you have a vacation property at the Lake of the Ozarks, and it's not on our rental program, give us a call at 573-365-3367. We'd love to discuss our program with you, and now's the best time to join us, before the season gets underway!

4 Benefits of Hiring a Professional Property Manager

Do you own a second home at the Lake of the Ozarks? Are you, or have you, considered renting it out to vacationers for some extra income? Turning your home into a vacation rental at the Lake of the Ozarks is a great idea. But can you handle it all on your own? Today's blog discusses some of the benefits of hiring a professional property manager.

1. Property Managers have Reliable Vendors for Emergencies.

What happens when your guest calls to say that the AC went out? You are responsible for accommodating them and finding someone to come out and get it fixed. When you choose to hire a property manager at the Lake of the Ozarks, they can take care of all those issues for you. They have a list of vendors that they work with on a regular basis, that they trust to get the job done right. Whether it's an HVAC, appliance, plumbing, dock, lawn care or any other type of problem, they've got you covered!

2. Housekeeping Services are Provided by a Property Manager.

After each guest, your home or condo at the Lake of the Ozarks will need a thorough cleaning before the next guests arrival. Will you be doing that housekeeping? Will you have to hire someone to do it for you? What if they aren't available when you need them? Property mangers will either have housekeepers on staff or have contract with cleaning companies that they work with on a regular basis to ensure a flawless cleaning schedule.

3. Property Managers Know How to Market Vacation Rentals.

You have a property that's ready to rent, great! Now how do you get people to come stay there? Aside from letting your family and friends know (who are going to want a discount), how will you market your vacation rental? While working with a property manager does incur a small cost, your property will have a lot more visibility which will lead to more reservations in your vacation rental. Property managers spend thousands of dollars each year on advertising to attract guests. Your home or condo could be included in that marketing.

4. You Don't Have to Deal with Money and Accounting.

In addition to marketing help, a professional Lake of the Ozarks property management company is going to take care of all the accounting. The staff is going to take payments, send contracts and coordinate the entire guest stay from booking to arrival to departure. Their accounting department is going to handle your monthly statements, expenses and income distribution, and they will provide you with yearly 1099's to make tax season a breeze.

This are just a few of the many benefits associated with hiring a professional property manager to take care of your vacation rental property at the Lake of the Ozarks. For more information about the Your Lake Vacation rental program, give us a call at 573-365-3367. We would love to discuss adding your property to our program!

6 Romantic Things to Do at the Lake for Valentine's Day

Valentine's Day is just a few days away, but with it falling in the middle of the week, many couples are celebrating this weekend. Are you spending this holiday at the beautiful Lake of the Ozarks? Here's a list of some romantic things you can do in the area:

1. Enjoy a Fancy Dinner Together.

The Lake of the Ozarks may be known for it's waterfront bars and nightlife during the summer season, but there's no shortage of fine dining restaurants in the area. JB Hooks offers incredible seafood with a fabulous lake view. Baxter's Lakeside Grill is a local favorite featuring spectacular wines and amazing steaks. Other popular choices for a romantic dinner date include JJ's at the Copper Pot, Michael's Steak Chalet, HK's Steakhouse and J. Bruner's.

2. Take a Hike Through Ha Ha Tonka State Park.

If you love hiking and nature, Ha Ha Tonka is the place for you to go! The castle ruins, along with the spring offer the perfect backdrop for a romantic hike. Breathtaking scenery combined with old architecture make Ha Ha Tonka one of Missouri's most treasured parks. There's no better place to stroll around with that special someone this Valentine's Day than here!

3. Participate in a Wine Tasting.

The Lake of the Ozarks area is home to a variety of amazing wineries featuring some of the best wine you'll find in Missouri. Shawnee Bluff Winery offers daily wine tastings and the view from their patio is unbelievable! Seven Springs Winery is a somewhat of a hidden gem, tucked away in the woods, but worth the drive. Sample some of their wines and grab some delicious food while you're out there as well. Other wineries to checkout include Sugarloaf Winery, Golden Rock Winery and Casa de Loco Winery.

To Dock or Not to Dock?

Just how important is a boat dock or boat slip when it comes to your Lake of the Ozarks vacation rental? I get that question quite a bit when people call me about their vacation rental property. Remember that the absolute main attraction at the Lake of the Ozarks is "the Lake." And, as a renter, if you are going to experience the Lake in a boat or other watercraft, then a dock is essential. So how many of our renters bring a boat or other watercraft with them? Having the answer to that question can help you realize the overall value of having a boat slip available for your guests.

How Many Renters Bring a Boat?

I usually won't accept a condo without a boat slip onto our rental program and I most definitely won't take a home without a dock and a slip. During the summer months, about 38% of all our renters bring a boat. So if you don't have a boat slip, you could be reducing your pool of available renters by 38%. In addition, many of our guests choose to rent a boat for a day or two and need a place to park it overnight.

It is even more important that a rental home at the Lake of the Ozarks (vs. a condo) have a dock with a boat slip. And the bigger the home, the bigger your dock should be and the more slips you will need. Bigger homes are usually rented by a couple of families or a group that many times are bringing more than one boat. Our history shows that large homes with two or more slips rent better than those with only one slip.

Does Boat Slip Size Matter?

Size is also a factor. Most older homes and condos have boat slips in the 10 x 24 foot range, but boats just keep getting bigger and bigger. You can put a smaller boat in a big slip, but you cannot put a bigger boat in a small slip. I would recommend a slip in the 12 x 32 or 12 x 36 range just to be safe, and again to maximize your rental opportunities.

Should I have a Boat Lift?

Another question I am frequently asked is if the slip should have a lift or not. The best answer is that you should avoid having a lift in the slip. Lifts are setup for a specific boat, and unless the renter has the same size, weight and hull style (to fit your lift design) you could end up with damage to the lift or even the boat. Ensure that you have proper padding and tie downs while instructing yoru renter that a properly tied boat should be fine unless you have very, very rough water.
