Get It While It's Hot?

Understanding our vacation rental season is the key to maximizing your property. Since we have a very unique vacation season here at the Lake of the Ozarks, properly understanding that season can help you be more successful in your Lake of the Ozarks vacation rental ownership experience.

Rental Season at the Lake of the Ozarks

Effectively, the rental season at the Lake runs from Memorial Day Weekend through Labor Day Weekend. Most years, about 85% of all our rentals occur during that time period. Within that rental season, there is a nine week “prime” rental season that runs from the middle of June through the middle of August. About 65% of all our rentals occur during that short time frame. Compared with many other vacation destinations, this is a very short rental season. Once you realize that 85% of all your rentals may occur in the span of 15 weekends, which represents only 29% of the entire year, you can prepare for that short rental season.

Rental Season Advice

During the prime season, don’t be so quick to give discounts. During those nine prime weeks, there is very little availability around the Lake, so there is not much need to discount. Also, try to avoid shorter rentals during that time. Depending on the size (number of bedrooms) of your property, especially larger properties (four bedrooms or more) you should not take a two night rental. Our larger homes average about 4.5 nights per rental, so taking a two night rental would mean giving up 50% of your potential income during that period.

Discount Rentals Wisely

If you are going to discount, do so wisely. Obviously you will have to discount during the winter months, where almost any rental is like found money. During the spring and fall, prior to Memorial Day and after Labor Day, you may have to discount to compete with other rental properties. During the summer, a good time to discount is during the week. If you typically only fill up the weekends, then discounting Monday through Thursday may increase your rentals and fill your unoccupied nights.

Maximize Your Property

The other way to maximize your property is by ensuring you have what the vacationing public is looking for in a rental. These days, you need to have WiFi, flat screen TVs, an updated, nice looking d├ęcor and everything needs to be in good working order. If not, potential guests will pass you over for places that look nicer and that have better amenities. It is also very important to build your repeat business clientele.

If you’re in the market and looking for a great rental property or think you might have a great potential rental property at the Lake of the Ozarks, don’t hesitate to give use a call. National Hunting and Fishing Day

Saturday, September 24th is National Hunting and Fishing Day! There's no better place than Mid-Missouri for both hunting and fishing. The Lake of the Ozarks region offers great year-round fishing, and plenty of hunting land. Keep reading to learn more about National Hunting and Fishing Day, and how you can celebrate at the Lake of the Ozarks!

History of National Hunting and Fishing Day

In the 1960s, hunters and anglers embraced the heightened environmental awareness, but were discouraged that many people didn't understand the important role that sportsmen play in the conservation movement. Ira Joffe, a gun shop owner in Darby, PA, was the first to suggest an official day to thank sportsmen. In 1970, Pennsylvania Governor Raymond Shafer adopted Joffe's idea and created "Outdoor Sportsman's Day" throughout the state.

With the determination of the National Shooting Sports Foundation, the concept of a national day for sportsmen soon emerged on the U.S. Senate floor. In June of 1971, Senator Thomas McIntyre of New Hampshire introduced Joint Resolution 117 authorizing National Hunting and Fishing Day on the 4th Saturday each September. Representative Bob Sikes of Florida, introduced an identical measure in the House. In early 1972, Congress unanimously passed both bills. On May 2, 1972, President Nixon signed the first proclamation of National Hunting and Fishing Day. By late summer, all 50 governors and over 600 mayors had joined in by proclaiming state and local versions of National Hunting and Fishing Day!

Hunting at Lake of the Ozarks

The woods and fields around the Lake are filled with a wide variety of game. During their respective seasons, hunters may pursue deer, turkey, squirrel, rabbit, dove, duck, geese and quail. However, the two most popular species hunted in the Lake of the Ozarks area are deer and turkey. Most hunting at the Lake of the Ozarks is done on private land with permission of the landowner. There are also some hunting preserves and landowners who offer land-lease packages for hunting. Learn more about hunting at the Lake of the Ozarks here: http://www.funlake.com/hunting.

5 Ways to Make Your Labor Day Weekend Memorable

The season is nearing its end and people from across the Midwest are traveling to the Lake of the Ozarks for one last great weekend! Labor Day Weekend, the last 3 day weekend of the summer season, is the perfect excuse to get away to the Lake one last time while the weather is still nice. In today's blog, Your Lake Vacation offers a few ways to make this holiday weekend a memorable one!

1. Host a BBQ.

Whether you're celebrating with family or just with friends, nothing says holiday weekend like a good old fashioned BBQ! From hotdogs and hamburgers to steaks and more, there's nothing better than grilling your dinner outside in the beautiful weather. If you're staying in one of our homes or condos at the Lake of the Ozarks, you're all set because they come equip with a gas grill and extra propane tank. Be sure to stop by Woods, Hy-Vee or Dierbergs to check out the Labor Day sales!

2. Enjoy the Outdoors.

The Lake of the Ozarks area is expecting some of the best Labor Day Weekend weather we've had in years! It's supposed to be warm (not too hot) and sunny all weekend long. That means you'll have the perfect opportunity to get out and enjoy the great outdoors! From boating and swimming to hiking and exploring, the Lake of the Ozarks has a variety of outdoor adventures at your finger tips. Take a trip out to Ha Ha Tonka State Park to check out the castle ruins and hike to the spring!

3. Rent a Boat.

If you don't own a boat, consider renting one! The Lake of the Ozarks was voted BEST recreational lake in the country for a reason, and your holiday weekend just wouldn't be complete if you didn't hit the water at some point. While you're out on the water, be sure to check out one of the many great waterfront restaurants for food or drinks, and enjoy some of the best live music around every night, all weekend long!

4. Watch Some Fireworks.

Summer holidays just aren't the same without some colorful explosions lighting up the sky. Every holiday weekend throughout the summer, you can expect to see firework displays at various location around the Lake. Whether you have a boat and are out on the water or want to view them by land, there are a variety of options for you to choose from. You can view fireworks at Old Kinderhook on Friday, Bear Bottom Resort at the 34 MM on Saturday, and/or The Lodge at the 13 MM and Tan-Tar-A at the 26 MM on Sunday.

5. Take a Moment to Relax.

Labor Day Weekend was created to honor those who work. It's a celebration, that includes taking a break from all the hard "labor" that working people do every week. With that being said, it only makes sense that you take some time out of your day to simply relax. Spend the day never leaving your vacation rental at the Lake of the Ozarks. Your private home or condo is the perfect place to escape the hustle and bustle of the holiday weekend and take a minute for yourself. You can sit down in front of the TV, grab a book or relax in a nice hot bath. No matter what you choose to do, make sure that you're not so busy this weekend that you don't take a second to step back and enjoy some quiet time.

Our Lake of the Ozarks property management company wishes you a very happy and relaxing Labor Day Weekend! If you're looking for last minute accommodations at the Lake of the Ozarks, give us a call at 877-284-0267 now! We've still got some availability for the holiday weekend.
