Plan Your Family Reunion at the Lake of the Ozarks!

Family reunions can be so heartwarming! Think about it, when is the last time you saw your cousins that live far away or your aunt who moved away when you were younger? Whatever your story may be - don't let too much time pass you by without planning your family reunion. The Lake area is an amazing place to host a family reunion and you can find some of the best vacation rentals at the Lake of the Ozarks for your guests here. Your Lake Vacation manages several vacation rental properties throughout the Lake of the Ozarks and we'd be happy to assist you with booking your accommodations or your family members. Keep reading for a few tips to follow that can make planning your family reunion much easier.

Don't move your date.
Choosing the date to host your family reunion could be the most difficult decision you have to make. Before choosing the date, check for any conflicts already set such as weddings, graduations and milestone birthdays or anniversaries. Once you pick a date, you need to stick to it. You're going to have some people that can't attend, but that's okay. If you are continuously trying to change the date to please everyone, you aren't going to get anything else done.

Planning fun activities is a MUST.
While it's good to plan some group activities that everyone can enjoy, it's also good to include some downtime. Spending too much time around family you don't see that often can get exhausting and a break could be nice. For many, this family reunion could be the only vacation they take this year. Possibly have a list of optional activities you've researched and let each individual family do a few things on their own if they wish. Make sure you include activities for every age.

Gather a firm headcount.
Once your date and location have been chosen, it's time to start looking into accommodations. Many resorts and condos offer group discounts for these types of events. You'll need to get a head count to determine availability and pricing. Choose several possible locations, get the pricing and availability, and then present it to the group. Keep a budget in mind as some members of your family could be tight on money and you want everyone to have the opportunity to attend. You'll also need a head count if you choose to cater any meals or do any group activities.

Don't be afraid to ask for help.
Don't try planning the entire event yourself. There's a lot of upfront work involved to plan the perfect get-together. Involve people from different areas of the family. Survey your family members and ask for volunteers to help you with the planning process. Delegate your planning tasks to several family members and the stress of planning such a big event will be lessened.

MOST IMPORTANT - start planning early.
We have saved the best for last. Plan early! Planning a family reunion is a big undertaking, so be sure to give yourself enough time. Attendees may need to request vacation time from work and some may need to save money to afford the trip. You also need time to research accommodations, caterers, etc. The earlier you start, the better off you'll be.

This four bedroom Falls townhouse is located on beautiful Horseshoe Bend right next to the Falls Condominiums off Carol Road.

You will enjoy plenty of room along with a big deck overlooking your private dock located in a large cove. The floor plan includes the main level featuring a master suite complete with a queen bed and a private bath, kitchen/dining area and the main living room with deck access.

The lower level features three bedrooms including an additional master suite with a private bath, laundry room and a family room. The lower level walks out to a small patio and the steps leading to the covered dock with two slips and a swim platform. The kitchen and main master bath feature granite counter tops, flat screen tv in the living room, large screen tv in the family room and a one car garage. Parking for a total of four cars.

This home is located close to the Blue Heron and JJ Twiggs restaurants, Season's Ridge Golf Course, the Bagnell Dam strip area and the new Eagle's Landing movie theater in Lake Ozark.

"We had a fantastic stay at the Lake. The townhouse was just what we needed for our family outing. The townhouse was exactly what we needed. There was plenty of room for all the adults in the 4 bedrooms. The inflatable mattress was a hit with the little ones. The accommodations were clean, the kitchen had all the appliances we needed, and the deck was great for watching the sunrise in the morning. The overall view was so relaxing. and soothing. Opportunity for improvement includes repairing a loose rail as you walk on to the porch, repair the torn screen door, replace the shower head in the common bathroom downstairs and there is a loose tile at the top of the stairs. Parking was challenging. In spite of the few opportunities, I would highly recommend this vacation house to others. Thanks to all who worked to make our stay an enjoyable one."

Prepare Your Vacation Property for Winter with Your Lake Vacation

A Lake of the Ozarks vacation home can be quite the investment and should be attended to properly. When you go back to your main home for the winter, you'll want to know your vacation property at the Lake of the Ozarks is being cared for by professionals. That's where we come in. Your Lake Vacation specializes in property management at the Lake of the Ozarks and we have been doing so since 1986. Keep reading for a few tips for winterizing your Lake vacation home.

Interior Preparations
In addition to making sure your pipes aren't going to freeze on those cold winter nights, there are a few other items that should be addressed inside your home. Follow these tips to ensure a problem-free winter for your vacation home:
  1. Make sure there is ample insulation in the attic, basement and crawl spaces. This will also help to keep your pipes from freezing.
  2. Empty and defrost the refrigerator, leaving the door ajar and the unit unplugged.
  3. Discard any food, toiletries or medications containing liquids that could freeze.
  4. Seal air leaks that allow cold air into your home, paying special attention to door frames and window sills.
  5. Turn off the pilot lights on stoves and fireplaces and turn off the gas. Also check for possible gas leaks.
  6. All electrical components in your vacation home should be shut down, with the exception of such essentials as the heating system, security system and outdoor lighting. Use carefully marked breakers in your home's circuit box as a guide.
  7. Unplug all appliances from the outlets.

Exterior Maintenance
When winterizing your home, the place to start is outside. You want to prevent any damage to the outside of your home to keep it from affecting the inside of your home. Try these tips for protecting the exterior of your home this winter:
  1. Protect your outdoor furniture, cooking appliances and recreational gear by storing them away or protecting them with weather-proof covers.
  2. Keep pest from seeking warmth in your home by covering chimneys with screening and blocking any possible entries in the foundation or around the eaves.
  3. Clear all gutters so that rainwater, melting snow and ice can successfully flow away from your home instead of forming ice dams, which can lead to leaks inside your home.
  4. Trim trees and remove dead branches around your home to prevent property-damaging breaks caused by the weight and force of winter winds, snow and ice.
Prepare Your Plumbing
Failing to winterize the plumbing in your vacation home could lead to extensive damage while you're away. Before you check out for the winter season, be sure to do the following things to keep your pipes from freezing and busting during those cold winter months:
  1. Turn off the water heater and drain the water from the tank.
  2. Drain the water from spray attachments at your sinks and from the handheld shower head hoses.
  3. Flush your toilets and remove any excess water from the tanks and bowls with an old towel.
  4. Pour one cup of antifreeze into the toilet bowls and an additional cup down the overflow tube in the toilet tanks.
  5. Open all the water faucets and valves inside your home to let the water drain from the pipes.
  6. Turn off the main water shut off valve inside your home.
  7. Wrap all exterior pipes as well as pipes in unheated areas of your vacation home with polyurethane or fiberglass pipe insulation.

Choose the RIGHT Property Manager for Your Vacation Rental

It is fall 2018 at the Lake of the Ozarks and you may not be using your vacation property at the Lake of the Ozarks as much. Why not rent it out? Make some extra money on the side for the holidays. The Lake area is filled with property managers, so how will you go about choosing the right one. Our experienced property managers at the Lake of the Ozarks are here to give you a few tips for choosing the best one. For experienced property management, you can count on, call Your Lake Vacation at 573-365-3367.

Tips for Choosing the RIGHT Property Manager for Your Vacation Rental

Look Into The Property Manager's Screening Process.
Since damage is always a possibility when renting your home:

  • How does the company screen potential guests?
  • Do they have age restrictions?
  • What kind of questions do they ask prospective guests during the booking process?
  • How do they handle damage if it occurs?
  • Do they offer any type of damage protection?

Have the company provide you with examples of how they have handled past damage situations.

Understand The Property Manager's Marketing Approach.
The next thing you will want to check with a prospective property manager about is how they market their properties.

  • Do they provide plenty of images, virtual tours, videos and detailed information about their properties?
  • Do they utilize social media, digital marketing, and e-blasts?
  • Is their website easy to navigate and is the presentation professional?
  • In addition to their website, how do they advertise their properties?

Find a Property Manager with Experience.
Obviously, experience counts when trying to find the right property manager for the job.

  • Find out how long they have been managing property and how successful they have been in renting properties similar to yours.
  • Beware of any company that promises a certain number or rental nights or guarantees a certain amount of rental income.

However, a good vacation rental company at the Lake of the Ozarks will be able to provide you with potential income and rental night numbers based on their past history with similar properties.

Ask About The Property Management Company's Support Services.
Does the company offer:

  • Housekeeping
  • Maintenance
  • Interior design
  • AC and appliance repair
  • Landscaping
  • Yard work

Are they available 24/7? When renting out your home to vacationers, you never know what could go wrong. You don't want to be the one dealing with them at 2 am in the middle of the summer when your AC unit stops working and they can't sleep because it's so hot in there. When you're working with a great property manager at the Lake of the Ozarks, those types of issues will be handled by the property management company so you don't have to worry about a thing. They will have a list of trusted vendors that they can call in any emergency situation. In addition, you don't have to worry about cleaning the home in between guests and you have someone that's looking after your property while you're away.
