When is the Best Time to Put My Property on a Vacation Rental Program?

One of the big questions that I am asked quite often is “when is the best time to put my property on a vacation rental program at the Lake of the Ozarks?” The answer is that there isn’t a bad time, but some times are definitely better than others, especially if you are looking to purchase and are depending on the income to defer some of your expenses.

The Worst Time


So if I was going to pick the worst possible time to put your property on a vacation rental program, I would have to say that it would at the beginning of October. You’ve just missed the entire summer and quite possibly will not have a rental until May of the following year. That is eight months without any income. If you are depending on your property to help pay some of your costs, it will be a long wait.

The Best Time


The best time would probably be the end of November for a home and no later than the end of February for a condo. As families gather for the holidays, many people (at least the smart ones) begin planning their summer vacations. By January 1st of this year we had booked 20% of our entire year, by April 1st we had booked 44% of our year and by June 1st we had booked 64% of our expected revenue for the entire year. So you can see the importance of having your property ready to advertise as early as possible.

Vacation Rental Examples


Here are a couple of examples; we had a home join our program for the 2016 season right around the beginning of the year which ended up renting 68 nights, which is great for a first year property. Another home joined around the beginning of April (these homes are fairly close in size and bedrooms) and rented for 43 nights. Not bad, but not as good as the other home. Those guests booking in January, February and March didn't have the opportunity to look at the second home because it wasn't on the market then.

Sometimes you cannot help when your Lake of the Ozarks vacation home or condo becomes available for rent. You may be waiting on the closing, you’ve ordered furniture but it hasn’t arrived, you have repairs that need to be completed or you inherited a property and it just took a while to get it ready. There are many factors that come into play, but as you can see, timing can make a huge difference in how successful you are your first year. However, after that you will always be ahead of the curve.

If you are planning on purchasing a vacation rental property at the Lake of the Ozarks, you may want to consider looking in the fall or winter. 6 Considerations When Choosing a Vacation Rental Manager

Find out what value added services are available, and use that information to help you compare prospective rental management companies.

Marketing is Important 

Next you will want to ask how the company markets their rental properties. Do they provide high quality pictures, virtual tours, videos and information about each property to make it look like a desirable place to stay? Do they utilize social media, digital marketing and e-newsletters? Is the company's website easy to navigate and is the presentation professional? Do they have online booking capabilities? In addition to their website, how do they advertise their vacation homes and condos at the Lake of the Ozarks? Find out what they are doing differently; what are they doing that you can't do on your own?

Handling Property Damage 

Since damage is always a possibility when dealing with short-term rentals, how does the company screen their potential guests? Are there age limits for renting? Do they ask what brings the guests to the Lake of the Ozarks? Bachelor and Bachelorette parties always raise a red flag? Pets are also something to consider. If you allow pets in your home, is there a pet fee and/or a pet deposit? How does the company handle damages? Do they offer any damage protection? Have the company you're thinking about going with give you examples of past damages and how they handled the situation.

Some property management companies rent their properties on a rotating basis. If you have a nice property or a great location, you'll want to avoid companies that use this procedure. Your hard work, decor, amenities and location should be allowed to work in your favor. A company that represents all of their properties in the same manner and allows your features to sell your property to potential renters is your best bet. Understanding the Rental Season at the Lake of the Ozarks

At the Lake of the Ozarks, we experience a very short rental season. Many potential Lake of the Ozarks vacation rental owners are very surprised when they find out that about 85% of their rentals will occur between Memorial Day and Labor Day each year. Thus, the other 15% occur during the other nine months of the year. Owner of Your Lake Vacation, Russell Burdette states, "I had one potential owner call me and he wanted to know if he could expect 300 rental nights per year. I told him that if I could rent our properties for 300 nights each year that I would have retired a long time ago."

Maximizing Your In-Season Rentals


When you have a limited rental season, such as the one at the Lake of the Ozarks, what can you do to increase your rental nights? You have to absolutely maximize your in season rental nights and then look at ways to attract rentals in the off-season as well. How do you maximize your summer rentals? The first, most important thing you can do is limit the number of nights you use the property yourself during peak season. Be smart about when you use it and don't reserve all the holidays for yourself. On smaller homes and condos at the Lake of the Ozarks, you are mostly going to get weekend rentals. Therefore, you want to avoid using your property on the weekends or use it on the slower weekends when it possibly will sit empty. Typically, the first two weekends in June and the last two in August are the slowest due to school schedules.

The second thing you can do is set a minimum night requirement during the peak season and stick to it as long as you can. You don't want to book a two night rental for a weekend in July now because you could have the opportunity to book a 4-7 night rental instead. If it's two days prior to the weekend, take the rental, but don't book small rentals at the beginning of the year. There are only so many good weekends available during the summer season at the Lake of the Ozarks. Those weekends typically include every weekend in July and the first weekend in August. Those are the absolute prime weekends. Therefore, you will want to get maximum nights and maximum price for those weekends.

Off-Season Rentals 


How about maximizing rentals prior to Memorial Day Weekend and after Labor Day Weekend? Most rentals will have seasonal pricing where the spring, fall and winter rates are lower than the summer rates. Beyond that, you can create packages of pay for so many nights and get a free night or some other type of discount. Just keep in mind that most guests can only stay 2-4 nights during the off-season. One additional way to attract off-season rentals is to offer something different, such as a hot tub, game room, indoor pool, tickets to a show, mall discounts, restaurant discounts, gift cards, golf discounts, etc. Something that sets you apart from other rentals or that adds value to the rental is key to renting your Lake of the Ozarks home or condo during the off-season. If the price is the same, but you are offering additional discounts or amenities, then you'll probably get the rental over other similar units.

7 Useful Items Your Vacation Rental NEEDS To Have

What sort of items should you have available to make your vacation rental at the Lake of the Ozarks stand apart from the rest? The local market offers over a thousand vacation properties, so there's plenty of competition when it comes to finding renters for yours. In today's blog, we offer a few suggestions to property owners to help attract more renters.

1. Wireless Internet


The first thing should be obvious in today's environment, you must have Wi-Fi. If your home or condo at the Lake of the Ozarks doesn't have it, you will miss out on a large number of potential renters. Everyone wants to feel connected; they want to check their email, scroll through Facebook and not have to use all their data up while on vacation.

2. Flat Screen TVs


You should also have a large (40 inches or more) flat screen TV in the living room, family room or entertainment room. Other TV's throughout the home or condo should also all be flat screens and the appropriate size for the room. If you have any box TVs, you should get rid of them. They make your property look dated in your pictures and potential renters will move on to the properties that have flat screen TVs.

3. Blu-ray & DVD Players


Along those same lines, be sure to get rid of your old VHS player. The only reason you might keep a VHS player in your rental home is if you have a large library of VHS tapes available for your guests. Otherwise, all it does is date your property. You might as well install an 8 track or cassette player to go with it! If you have a VHS/DVD combo, that is acceptable. However, your main TV should have a Blu-ray DVD player, which plays regular and Blu-ray discs. Having only a regular DVD player limits what your guests can watch.

4. USB Ports 


Another item you should have is USB ports around the condo or home at the Lake of the Ozarks. The kitchen is a good spot or some owners have them attached to the lamps in the bedrooms, which is another great idea. This is a great convenience for your guests, as most charger cords attach to USB ports.

5. Kitchen Equipment


In the kitchen, you should have at least a four-hole toaster and a coffee maker that makes enough cups of coffee compared to the number of guests your property sleeps. Also make sure you have items such as a pizza pan, a blender, a mixer, etc. so that your guests can cook a variety of things during their stay. The advantage of having a well-equipped kitchen is so that your guests can save money by not eating out for every meal.

6. King Beds


In the master bedroom, you should always have a king bed. If guests have one at home, they want one on vacation, and if they don't well, they want one on vacation. You would not believe how many of our guests demand a king bed.

7. Keyless Entry 


Finally, if you don't have keyless entry, you are behind the times. Get with the program and updated your property to prepare for the 21st century! Happy Renting!

What Can I Do to Improve My Rentals?

It's that time of year when the rentals have slowed down and you can take a moment and reflect on the past rental season. Thanks to the marketing campaign of the Tri-County Lodging Association and the Convention and Visitors Bureau, along with the entire Lake of the Ozarks, many of us here at the Lake enjoyed one of the best summers and rental seasons of all time! Our Lake of the Ozarks vacation rental company had the best year in our 30 year history! Using the "Best Recreational Lake in the United States" has been awesome for business here at the Lake of the Ozarks and we should continue to mine that for all its worth!

Using the Slow Season to Your Advantage 


Over the next six months, we only bring in 6% of our annual income; however, in that same time period, we will book about 60% of all our business for the 2017 season! We try to use this slower time to our advantage. This is the time when we can take a look at our properties and see if there is anything that can be improved. We take a look at properties that need painting, new furnishings or if they need to get a flat screen TV, WiFi or other amenity that will help them rent their property.

The Importance of WiFi in Your Rental


One of the biggest factors that we can see from this past season is that people want and need to be connected. Looking at our rentals from this past season our properties that have WiFi available averaged 45.58 paid nights, while the properties that didn't have WiFi (six of them) averaged 26.17 paid nights. Even within the same complex, we had two units with WiFi which averaged 50.5 nights and two units without WiFi (which otherwise are just as nice) averaging 20 nights.

Some of our owners don't want to pay for the extra expense. the cost is around $600 per year for WiFi, but they are giving up about $2,500 in income. So you have to ask yourself, do I want to save $600 or make an extra $1,900? To me, it is a no brainer, but for some it seems to be a tough choice.

The Importance of Keyless Entry 


A few years ago, when we were switching our properties over to keyless entry, I had a few owners that didn't want to pay for the new locks. So I told one owner that didn't really want the lock that I would charge him for the lock, but at the end of the summer if he didn't like it, I would refund all of his money and put his old lock back on. But if he liked it, he would buy me lunch. Even before the summer was over, I received a gift card in the mail for $25! So take stock of what you are doing and use this slower time to your advantage!

4 Considerations for Purchasing Vacation Property at the Lake

The Lake of the Ozarks is the premier vacation destination in the Midwest. In fact, we were voted BEST recreational lake in the country. Not only is the Lake area loved by tourists, but its home to a multitude of second homeowners. Have you considered purchasing property at the beautiful Lake of the Ozarks? The Lake of the Ozarks covers a wide area, and property can be purchased on the water in a variety of different locations. Most vacationers want to be in either the Lake Ozark or Osage Beach area. Finding the right location is an essential piece of every vacation rental. Besides the location, the next most important thing is the type of property you purchase. Choosing something too small can limit your prospective renters. At the Lake, bigger is better. People vacationing at the Lake of the Ozarks are coming here for just that, the lake. If your vacation home or condo isn't on the water, the pool of renters is very limited. 3. Think About the NECESSARY Amenities. 


While there may be some amenities you don't personally need, your prospective renters may have a different perspective. How many separate baths does the home have? Is there a separate family room? Does it have a garage? Not only do you need to think about the features of the home itself, but also the bed situation. Based on our rentals, condos with king beds in the master bedroom averaged twice as many nights. Many vacationers also request being close to the pool, having Wi-Fi, having a TV in every room, a large boat slip and more! 4. Select a GREAT Real Estate Agent.

The Edge of Your Seat

While the topic of seating at your Lake of the Ozarks vacation rental may not be the most exciting topic to discuss, it certainly can play a major role in securing rentals for your property. This is one of those items that gets overlooked, especially in larger homes or condos, especially those owned by someone with a small family.

How Many People Does Your Home Sleep? 


This may seem like common sense to most people, but you should have dining seating and deck seating for the number of guests that your home or condo sleeps. For instance, if you have a two bedroom condo and it sleeps six guests, then you should have dining seating (including the breakfast bar) for a total of six guests. If you have a large home that sleeps 16, then you need dining seating for 16 guests.

Dining Room Seating 


You would not believe the number of large homes or condos at the Lake of the Ozarks that I have seen in the past 13 years that were just a little short on their dining and deck seating. Picture yourself arriving to a three bedroom home with your eight guests and you walk into a home that had no dining table and only 3-4 bar stools at the breakfast bar. In this true life situation, I had to persuade the owner of the home that he really needed a table, in addition to his breakfast bar. His family only had four people so it never really crossed his mind that he needed extra seating for his rental guests.

Living Area Seating  


This same thought process should also extend to the living area. You should be able to seat most of your guests in the living area. If you sleep eight then you need to think about seating at least five to six guests in the living area. If your living area doesn’t look inviting and is not able to accommodate the number of guests that could potentially stay in your home or condo, then your potential guest may look for a property that has more seating so that they will be more comfortable.

Deck Seating 


The same goes for the deck. Guests love to relax outside by the water or on a deck overlooking the water. You should have plenty of deck seating, a table and a few lounge chairs that together will seat at least the number of guests that your home or condo will sleep.

Guests like to dine and relax together and you need to ensure that this item has not been overlooked. Having the proper seating arrangements can give you an edge over your competition. The open kitchen has full sized appliances including a flat top range, microwave, side-by-side refrigerator with water and ice in the door and dishwasher - all the things you will need to cook if you choose to do so! The dining table is a square pub height that seats 8 comfortably for dining or game playing. There are an additional 4 bar stools located in the kitchen. The living room features two large couches, chair and half the ottoman, flat screen TV, DVD player, surround sound with receiver, gas fireplace, 3 slider entrances to the screened deck and a wet bar complete with sink and separate ice maker.



Once outside, enjoy the 6 top table, 4 top table, 2 cushioned chairs, screened deck with roll down shades (you can still see through them), large gas frill with lights and rotisserie and the extra large refrigerator for all your extra drinks. Oh, and did we forget to mention there is a flat screen TV to watch the game while you enjoy the 180 degree unobstructed view!

The Towers complex amenities include elevator access to the 9th floor, indoor and outdoor pool, indoor hot tub, exercise room, 1 covered parking space and ramp access to the docks. This Lake of the Ozarks condo is great for couples, families or small reunions as it will hold up to 10 people.

2 Bedroom Condo on the Big Niangua Arm of Lake of the Ozarks

This two bedroom, two bath condo is located at the 13 mile marker on the Big Niangua Arm off the main channel of the Lake of the Ozaks just a few minutes South of Camdenton.

The unit overlooks the Lake and is close to the heated lakeside pool.  Complex amenities include a playground, horseshoe pit/volley ball area, boat ramp and boat trailer parking.  Also conveniently located close to one of Missouri's best state parks, Ha Ha Tonka.

The living area includes a sectional sofa, large flat screen tv, stereo and access to the deck overlooking the lake.  The dining area seats four at the table with room for 2-3 more at the breakfast bar.  Full kitchen is adjacent to the dining and living rooms.

The Master Bedroom features a King Bed, flat screen tv, private bath with a jetted tub and access to the deck.  The Guest Bedroom features a Full Bed and a Full over Full Bunk Bed and a flat screen tv and is located just off the kitchen area.

Other features include a gas fireplace, full sized washer/dryer, wifi, ceiling fans in both bedrooms & the living room and a 12 x 32 boat slip in the community dock.
