Get It While It's Hot?

Understanding our vacation rental season is the key to maximizing your property. Since we have a very unique vacation season here at the Lake of the Ozarks, properly understanding that season can help you be more successful in your Lake of the Ozarks vacation rental ownership experience.

Rental Season at the Lake of the Ozarks


Effectively, the rental season at the Lake runs from Memorial Day Weekend through Labor Day Weekend. Most years, about 85% of all our rentals occur during that time period. Within that rental season, there is a nine week “prime” rental season that runs from the middle of June through the middle of August. About 65% of all our rentals occur during that short time frame. Compared with many other vacation destinations, this is a very short rental season. Once you realize that 85% of all your rentals may occur in the span of 15 weekends, which represents only 29% of the entire year, you can prepare for that short rental season.

Rental Season Advice


During the prime season, don’t be so quick to give discounts. During those nine prime weeks, there is very little availability around the Lake, so there is not much need to discount. Also, try to avoid shorter rentals during that time. Depending on the size (number of bedrooms) of your property, especially larger properties (four bedrooms or more) you should not take a two night rental. Our larger homes average about 4.5 nights per rental, so taking a two night rental would mean giving up 50% of your potential income during that period.

Discount Rentals Wisely


If you are going to discount, do so wisely. Obviously you will have to discount during the winter months, where almost any rental is like found money. During the spring and fall, prior to Memorial Day and after Labor Day, you may have to discount to compete with other rental properties. During the summer, a good time to discount is during the week. If you typically only fill up the weekends, then discounting Monday through Thursday may increase your rentals and fill your unoccupied nights.  


Maximize Your Property 


The other way to maximize your property is by ensuring you have what the vacationing public is looking for in a rental. These days, you need to have WiFi, flat screen TVs, an updated, nice looking décor and everything needs to be in good working order. If not, potential guests will pass you over for places that look nicer and that have better amenities. It is also very important to build your repeat business clientele.

Who Let The Dogs In

Bringing Pets on Vacation


It seems that more people these days are traveling with their pets, especially their pooches. Finding pet friendly accommodations at the Lake of the Ozarks, however, can be a little difficult. The market is growing and there is definitely a demand for those pet friendly properties, with guests even willing to pay extra for the privilege of bringing their furry friends.

Traveling with Pets


In fact, a recent Trip Advisor survey noted that 37% of pet owners say that they would be willing to pay more to stay at accommodations that are pet friendly. That same survey noted that 56% of American pet owners like to travel with their pets. Owners who are accepting pets are potentially seeing more rentals than those owners who do not cater to pets. According to the survey, the most common traveling companion is still man's best friend.

Catering to Pet Lovers


If you are going to cater to the pet loving public, there are a few things you will want to keep in mind, especially here at Lake of the Ozarks. At the Lake, most condo associations will not allow vacationing guests to bring their pets. Owners are allowed to have pets, but not their guests or the vacationing public. Be sure to check the rules before you start taking reservations for guests with pets. You definitely don't want a situation where you get fined by the association or your guest gets harassed or kicked out due to having a pet.

Pet Friendly Rentals 


Obviously, if your vacation rental property is a private home at the Lake of the Ozarks, then you should be in pretty good shape to make the decision on whether or not to accept rentals with pets. There are a number of things that you will want to consider before allowing pets. Do you have anyone in your family with pet allergies? You will also have to think of guests not traveling with pets and the fact that some of them may have family members with pet allergies.

Rules for Bringing Pets


You should also think about limiting the size of the pet and how many the guest can bring with them. At our company, we have a limit of two dogs and in most cases they need to be less than 20 pounds a piece for our homes that allow pets. We also ask that they be crated if they are going to be left alone in the home. In addition, you might require an extra deposit and/or an extra cleaning fee.

Pet Hotels & Boarding Houses


If you don't want pets in your rental property, there are a number of pet hotels and boarding houses that will boat the pets close to rental properties, allowing guests to take their pets with them and board them for the night at the pet hotel. This is a great option that you can offer your vacationing guests.

Winterizing Your Vacation Home

A vacation home is a big investment, so it only makes sense to use every precaution to preserve it through the winter. During the winter months, your vacation home at the Lake of the Ozarks probably isn't going to get much use and therefore, you'll need to winterize it for while you're away. Here are a few tips to follow when preparing your home for the cold winter months ahead:

1. Exterior Maintenance


When winterizing your home, the place to start is outside. You want to prevent any damage to the outside of your home to keep it from affecting the inside of your home. Try these tips for protecting the exterior of your home this winter:
  • Clear all gutters so that rainwater, melting snow and ice can successfully flow away from your home instead of forming ice dams, which can lead to leaks inside your home. 
  • Trim trees and remove dead branches around your home to prevent property-damaging breaks caused by the weight and force of winter winds, snow and ice.
  • Protect your outdoor furniture, cooking appliances and recreational gear by storing them away or protecting them with weather-proof covers.
  • Keep pest from seeking warmth in your home by covering chimneys with screening and blocking any possible entries in the foundation or around the eaves.

2. Prepare Your Plumbing 


Failing to winterize the plumbing in your vacation home could lead to extensive damage while you're away. Before you check out for the winter season, be sure to do the following things to keep your pipes from freezing and busting during those cold winter months:
  • Open all the water faucets and valves inside your home to let the water drain from the pipes.
  • Turn off the main water shut off valve inside your home. 
  • Wrap all exterior pipes as well as pipes in unheated areas of your vacation home with polyurethane or fiberglass pipe insulation.  
  • Use spray foam insulation to fill in the gaps around outdoor spigots.
  • Turn off or remove any back flow prevention devices from your faucets before insulating them.
  • Disconnect and drain your washing machine hoses, ice maker waterline and dishwasher's supply and drain lines.  
  • Turn off the water heater and drain the water from the tank.
  • Drain the water from spray attachments at your sinks and from the handheld shower head hoses.
  • Flush your toilets and remove any excess water from the tanks and bowls with an old towel.
  • Pour one cup of antifreeze into the toilet bowls and an additional cup down the overflow tube in the toilet tanks.

3. Interior Preparations


In addition to making sure your pipes aren't going to freeze on those cold winter nights, there are a few other items that should be addressed inside your home. Follow these tips to ensure a problem free winter for your vacation home:
  • All electrical components in your vacation home should be shut down, with the exception of such essentials as the heating system, security system and outdoor lighting. Use carefully marked breakers in your home's circuit box as a guide.
  • Unplug all appliances from the outlets.
  • Adjust the heat to a minimum of 55 degrees to maintain proper interior humidity and prevent the development of molds and mildew. 
  • Open all cabinets where plumbing is present.
  • Make sure the smoke, fire and carbon monoxide alarms in your vacation home are in working order. 
  • Make sure there is ample insulation in the attic, basement and crawl spaces. This will also help to keep your pipes from freezing. 
  • Empty and defrost the refrigerator, leaving the door ajar and the unit unplugged. 
  • Discard any food, toiletries or medications containing liquids that could freeze. 
  • Seal air leaks that allow cold air into your home, paying special attention to door frames and window sills. 
  • Turn off the pilot lights on stoves and fireplaces and turn off the gas. Also check for possible gas leaks. 

Not all of these items may be applicable in your situation. If you plan to have guests coming and going throughout the winter, you might want to leave the water heater full of water and the refrigerator plugged in. When a guest checks out during the winter months, we make sure to turn the water off and turn the heat down to 55 for you. The Rental Season at Lake of the Ozarks

Here at the Lake of the Ozarks, we have a very short rental season. Many potential Lake of the Ozarks vacation rental owners are very surprised when they find out that about 85% of all their rentals will occur between Memorial Day and Labor Day each year. Thus, the other 15% occur during the other nine months of the year.

I had one potential owner call me and he wanted to know if he could expect 300 rental nights a year. I told him that if I could rent our properties for 300 nights a year that I could have retired a long time ago.

So when you have a limited rental season, such as we have, what can you do to increase your rental nights? You have to absolutely maximize your in season rental nights and then look at ways to attract rentals in the off season as well.

How Do You Maximize Your Summer Rentals? 


First, if you are using your property at all, be smart about when you use it. On smaller homes and most condos you are mostly going to get weekend rentals. Therefore, you should avoid using your property on the weekends or at least use it only on the slower weekends when it possibly will sit empty. Usually the first two weekends of June and the last two weekends of August are slower due to the school schedules.

Secondly, during the peak season, have a minimum night requirement and stick to it as long as you can. You don't want to book a two night rental for a July weekend in January. If it is two days prior to the weekend, take it, but don't take it in January.

Another way is to realize there are only so many really good weekends available. Those weekends are typically every weekend in July and the first weekend in August. Those are the absolute prime weekends. You want to get maximum nights and maximum price for those weekends.

How Do You Maximize Your Off Season Rentals? 


Most rentals have seasonal pricing where the spring, fall and winter rates are lower than the summer rates. Beyond that, you can create packages of pay for so many nights and get a free night or some other type of discount. Keep in mind that most guests can only stay two to four nights in the off season.

One additional way to attract off season rentals is to offer something different, like a hot tub, game room, indoor pool, tickets to a show, mall discounts, restaurant discounts, gift cards, golf discounts, etc. You want something that sets you apart from other rentals or that adds value to the rental. If the price is the same, but you are offering additional discounts or amenities, then you will probably get the rental.

Do You Need a Property Manager?

Why should I pay someone to manage my vacation rental property at the Lake of the Ozarks (or any other property for that matter)? This is something that you should seriously consider before purchasing a rental property. Most companies charge anywhere from 30% to 50% to manage a vacation rental property depending on the location and length of the rental season. Typically the longer the rental season, the lower the percentage and the shorter the season, the higher the percentage.

Here are some of the things you should consider when looking to hire a rental manager.  How much experience do they have in managing a property similar to yours and in your specific location?  What types of services do they offer for their percentage?  How much is their percentage?  Are there any hidden costs, i.e. charging extra for handling maintenance issues, lawn care, cleaning, etc.  You should know what the costs for those services are prior to signing a contract for management.

Marketing and Advertising


Marketing is going to play a huge factor in how well your property rents and ultimately how successful you are.  And it isn't always how much is spent.  A rental company could spend a hundred thousand dollars advertising in Australia for the Lake of the Ozarks and I doubt that they would see a very good return on their investment.  Likewise they could spend $150 on a vacation rental website that would give them a few thousand dollars or more in rentals.  So the right question to ask is, "what types and where" they are advertising.  If they say print advertising within a 50 mile radius, I would recommend looking somewhere else.

Damages, Cancellations and Repairs


Damages, cancellations and how they handle repairs are a few things that you should research before choosing a company.  Who pays for damages?  Do they require a deposit?  What happens when a guest cancels their reservation?  If a repair is needed are you notified over a certain amount?  Who pays for the housekeeping?  What happens if the AC goes out during a guest rental?  Does the management company offer preventative services, spring cleaning services, etc.

Do Your Research 


Ultimately, if you are going to hire a manager you want to find one that you are comfortable with, that offers the level of services that you desire and that has a successful track record.  You may want to speak with other owners on that company's program, get professional references and see if that company has a good or bad reputation in the community.

Too often home and condo owners don't do much research when choosing a property manager and they can end up with a bad experience.  Asking the right questions and interviewing three or four managers before choosing one will make your vacation rental ownership more successful in the long run.
