The Rental Season at Lake of the Ozarks

Here at the Lake of the Ozarks, we have a very short rental season. Many potential Lake of the Ozarks vacation rental owners are very surprised when they find out that about 85% of all their rentals will occur between Memorial Day and Labor Day each year. Thus, the other 15% occur during the other nine months of the year.

I had one potential owner call me and he wanted to know if he could expect 300 rental nights a year. I told him that if I could rent our properties for 300 nights a year that I could have retired a long time ago.

So when you have a limited rental season, such as we have, what can you do to increase your rental nights? You have to absolutely maximize your in season rental nights and then look at ways to attract rentals in the off season as well.

How Do You Maximize Your Summer Rentals? 


First, if you are using your property at all, be smart about when you use it. On smaller homes and most condos you are mostly going to get weekend rentals. Therefore, you should avoid using your property on the weekends or at least use it only on the slower weekends when it possibly will sit empty. Usually the first two weekends of June and the last two weekends of August are slower due to the school schedules.

Secondly, during the peak season, have a minimum night requirement and stick to it as long as you can. You don't want to book a two night rental for a July weekend in January. If it is two days prior to the weekend, take it, but don't take it in January.

Another way is to realize there are only so many really good weekends available. Those weekends are typically every weekend in July and the first weekend in August. Those are the absolute prime weekends. You want to get maximum nights and maximum price for those weekends.

How Do You Maximize Your Off Season Rentals? 


Most rentals have seasonal pricing where the spring, fall and winter rates are lower than the summer rates. Beyond that, you can create packages of pay for so many nights and get a free night or some other type of discount. Keep in mind that most guests can only stay two to four nights in the off season.

One additional way to attract off season rentals is to offer something different, like a hot tub, game room, indoor pool, tickets to a show, mall discounts, restaurant discounts, gift cards, golf discounts, etc. You want something that sets you apart from other rentals or that adds value to the rental. If the price is the same, but you are offering additional discounts or amenities, then you will probably get the rental.

 Rocky Mount Sweet Corn Festival
This is a fun event for all ages, with crafts, food and the famous grilled sweet corn! This is the 5th year for this fundraiser supporting the Fire Department Aux. Funds raised are used to purchase items that the fire department can use that wouldn't normally be covered in the yearly budget. The event will be held from 9 Am to 4 PM at the Rocky Mount Fire Station 1.

Asleep at the Wheel in Concert

The Annual Lake of the Ozarks Shootout is upon us! Shootout 2015 will bring the top racers and off shore racing powerboats topping 244 MPH. This is the largest unsanctioned boat race in the Midwest, with over 100 racers and 100,000 spectators. All proceeds from the event will benefit the Lake Area Rescue Teams and other charitable organizations. The event will be held August 22-30, so book your Lake of the Ozarks lodging today!

This home is located at the 22.5 mile marker in a protected, no wake cove just off the main channel of Lake of the Ozarks. The master suite features a king pillow top mattress bed, TV with DVD player, private bath, private deck and a view of the Lake. The other two bedrooms both feature queen beds with full trundles, and each room has its own TV with DVD player. The covered patio area just off the lower level leads to the private boat dock featuring a 8 x 14 covered jet ski slip, large swim platform and large step style ladder. 3 Bedroom Waterfront Vacation Home on the Lake of the Ozarks

Oak Hills Retreat - 3 Bedroom, 2.5 Bath


Brand new to our rental program for late summer 2015 is Oak Hills Retreat, located at the 22.5 mile marker in a protected no wake cove just off the main channel of the Lake. This nice 3 bedroom, 2.5 bath waterfront home at the Lake of the Ozarks features all three bedrooms on the main walk-in level and the dining, living and kitchen areas on the lower level.


The Master Suite features a King pillow top mattress bed, TV with DVD player, private bath, private deck and a view of the Lake.  The other two bedrooms both feature Queen beds with brand new pillow top mattresses, with Full trundles also with brand new pillow top mattresses. Both bedrooms have their own TVs with DVD players. The guest bathroom is shared by the second and thirds bedrooms.
   


The lower level also features a large flat screen Smart TV with a DVD player, gas fireplace, laundry area and the half bath just off the kitchen. Speaking of the kitchen, you will enjoy a 5 burner gas range and new stainless steel appliances. In fact, the interior of the home has been recently updated to include fresh paint in spa colors, with a lake/nautical theme.  



This home includes a covered patio area just off the lower level, leading to the private boat dock with an 8 x 14 covered jet ski slip, large swim platform and large step style ladder.  There is room to tie up your boat on the side of the dock in this truly "no wake" cove.  This home is a great place to swim, float, kayak or fish.  There are grocery stores, restaurants and plenty of attractions just a short drive from the home. The patio area also features a gas grill and a Weber charcoal grill. There is parking for up to four vehicles and also a jet ski trailer, or a couple of cars and a boat trailer.
