Rental Management FAQ's

As an experienced vacation rental management company at the Lake of the Ozarks, we get some commonly asked questions from time to time. Your Lake Vacation thought it would be beneficial to answer a few of those questions in this week's blog. Rental Management FAQ's

What services do you provide for your commission?

We provide all the marketing & advertising including print, web and e-blasts.
We handle the accounting including monthly statements and end of year 1099’s.
We pay the state sales tax & the local lodging tax on your behalf.
We book and arrange guest reservations as well as screen guests.
We schedule all housekeeping services.
We provide inspections of each property prior to guest arrival.
We schedule repairs, carpet cleaning and general maintenance.
We provide feedback on your property & offer interior design guidance.

What does it cost to join your rental program?

There is no fee to join our program.
We use a Schlage Keyless Entry system. The cost is $150.00 including installation.
We set the property with towels, soaps & supplies. There is a one-time fee depending on the size of the property ranging from $35.00 to $75.00.
We get professional pictures of your property. The cost is $200.00.

Who supplies the towels and linens?

At our Knolls and Lazy Days properties we supply all of the towels & linens which is paid for by a 2% use fee that each guest pays.
At our other properties we currently supply all of the towels and starting in 2019 we will supply all of the linens as well. We just instituted the 2% use fee on these properties and are currently building up that fund.

How do you advertise and market your properties?

We primarily advertise on the internet on popular websites like HomeAway, VRBO, FlipKey & Tripadvisor. In addition, we operate three websites of our own that attract visitors.
We also advertise on the CVB website, funlake.com, which is the most popular site at the Lake.
We market our properties to our past guest & inquiry list of more than 8,000 contacts.
We advertise in the Lake of the Ozarks Vacation Guide available online & in print form.
We spend more than $30,000.00 annually advertising our properties.

How do you handle damage to my property?

Each of our guests either purchases our damage protection plan or they are required to post a deposit.
If a guest accidentally damages something it will be covered under our damage protection plan, up to $3000.00.
If a guest intentionally damages something or is completely negligent we will charge their deposit or credit card on file.
Each owner must also have insurance that covers vacation rentals in place on their property.

The Convenience of Having Your Property Managed By Your Lake Vacation

If you own a second home at the Lake of the Ozarks that you mainly use as a vacation home only and are not inhabiting it full time, then you may consider hiring a Lake of the Ozarks property manager to rent your property out to potential tenants or Lake vacationers. Having the right property manager can be so convenient in the sense that you have someone to make sure your property is secure, market your property to qualified renters, and hire professional maintenance workers to care for it when needed. Your Lake Vacation is here to answer a few frequently asked questions about our property management services. To learn more about how this works, please feel free to give us a call at 573-365-3367.

What is the split between the owner and the manager?

Our typical split is 65/35 but we do offer other packages as well.
If the owner provides a paying guest we change our split to 80/20.

Are there any hidden costs or fees for services?

You are responsible for the credit card fees only on your portion of the rental fee, we pay the fees on our portion of the rental fee & on the housekeeping, damage protection plan, use fee and all taxes.
We do upcharge the housekeeping fee ($5.00 to $15.00 depending on the size of the property) to help cover scheduling, accounting and organization of the housekeeping companies. The guest always pays the housekeeping fee. This only affects you when you stay and have us clean.
We do not upcharge on maintenance, repairs, AC checks, etc.

Do you allow pets or smoking at your properties?

All of our properties are non-smoking inside, smoking is allowed outside.
Pets are not allowed at any of our condos
Pets are allowed at homes that owners have designated as “pet-friendly”, with certain restrictions and guidelines.

When do I get paid?

Each month when you have activity (income or expenses) your statement will be posted on-line in our owner services portal, usually between the 10th and 20th of the month following the activity.
If you have the income we will mail your check or deposit your funds into your account usually no earlier than the 10th and no later than the 20th.

What is your guest rental policy?

The responsible renter must be at least 25 years of age (we do ID when deemed necessary).
We do not normally rent to bachelor or bachelorette parties unless they are over the age of 40.
We try to screen our guests as well as possible to protect your investment and property.

FAQs About Renting From Your Lake Vacation: Part 2

What should I NOT pack for my vacation?
We provide the following items as an added convenience for your vacation!

Bath towels, hand towels and wash cloths – We provide 1 set per person the property sleeps – Bring your beach towels for pool or lake swimming and boating!
Kitchen towels (2), dish cloth, pot holder/oven mitts (2).
Sheets, bed covers, extra blankets and extra pillows.
Starter set of toiletries: shampoo, conditioner, body lotion, bath soap and hand soaps.
Starter set of paper products: bath tissue, face tissue and paper towels.
Starter supply cleaning supplies: dish tabs, dish soap & laundry soap.
Starter supply of bags: Kitchen trash bags, bathroom & bedroom trash bags.

How do I sign the Rental Contract?

We email you the contract via Adobe Sign.
Open the email and follow the few simple instructions.
Click sign and BOOM! You’re done!

Where do we pick up keys?
All of our properties are keyless entry. Here is how it works?

We will call you on the day of your arrival with your 4-digit key code.
You drive directly to the property, using the directions attached to your confirmation previously sent to you.

Enter the key code into the number pad on the door and voila!

Where do I launch my boat and park my boat trailer?
Be sure that you know where you are going with your boat attached to your vehicle BEFORE you get here. Our staff should have discussed these options when preparing your reservation. Please do NOT try and drive your vehicle with the trailer into any condominium complexes.

The nearest boat launch and trailer parking areas are provided on the directions attached to the confirmation and located on the refrigerator magnet at your property.

Can I check in early or depart at a later time?
No. Unfortunately, if we have guests that are arriving before or after you, we will need to have time for our cleaning contractors to arrive and get it ready for the next guest.

Yes. If we do not have anyone arriving before or after you, please call our office and request it. We will do our best to accommodate!

How old do I have to be?

Renting a property. You have to be 25 years old to rent with us.
Driving a boat or PWC. All persons must be at least 14 years of age to legally operate under the direct, onboard supervision of a parent, guardian or other person 16 years of age or older, have their Boater Education Card and valid photo ID onboard. Missouri state law says any person born after January 1, 1984 must successfully complete the NASBLA approved boating education course before operating any motorized vessel.
Fishing. Everyone between of the ages of 15-65 must have the appropriate fishing permit. Some restrictions apply. See Missouri Department of Conservation for restrictions. You can purchase permits at Walmart or Fitz Fishing Tackle & Supplies.

What is there for my kids to do?

All of our condominium complexes have outdoor pools. Many have playgrounds, boardwalks, gazebos and some have a swim platform for lake swimming on site.
Some owners have stocked their condos with board games, cards, movies and books for those rainy days. Some even have gaming systems. Ask your reservationist if there are hookups for gaming systems if you want to bring your own.

What if I have a problem?

Check the magnet located on the refrigerator for a list of troubleshooting guides for heat, water and air.
