Camden County Mobile Food Pantry served 467 Families this Month

Volunteers Include Your Lake Vacation Owner, Russell Burdette


Your Lake Vacation is a locally owned, family business dedicated to providing visitors an exceptional experience in one of the many private homes or condos at the Lake of the Ozarks that the company manages.  Our hope is that we will be able to serve you and your family as well as we would our own family.  In addition to his dedication to his clients, our owner Russell Burdette is dedicated to helping the community and is very active in many local organizations. Every month, Russell takes time out of his busy work schedule to help with the Mobile Food Pantry in Camdenton, MO.

The Lighthouse Mission partnered with The Food Bank for Central and Northeast Missouri to continue bringing food to Camden County after the Beacon of Hope pantry closed its doors in August.  Addressing hunger issues is a huge part of the Lighthouse Mission's vision for expanding their community support services.  According to the 2011 census, the population of Camden County is approximately 42,834.  Feeding America reported that 13 percent of Camden County lives in poverty, 6.380 people live with food insecurity, and 2,270 children live with hunger issues every day.

This past Friday, the Mobile Food Pantry served 467 families, 1281 individuals, and 416 individuals 18 and under!  That is amazing! The Lighthouse Mission is located at 20 Show Me Lane in Camdenton, MO.  The Mobile Food Pantry operates the 2nd Friday of every month from 1-5 PM. The food is free to those in need and more volunteers are always welcome. Recipients should bring a photo ID, and proof of residency such as a utility bill with name and current address. They should also bring their own boxes, bags or baskets to carry the items.

10 Tips to Make Your Business Networking Effective

Networking is a great way to get your business name out there.  Not only is networking an inexpensive marketing technique, but it makes your business personable rather than just another name in the phone book.  Your Lake Vacation has seen a great improvement from participating in networking events and getting involved with the community.  Some business people say it is a waste of time and doesn't work, but those are the ones who aren't invested enough.

It takes time to build those personal relationships, but once they're there, the referrals will come pouring in.  Once someone gets to know you and how you do your business, they will tell their friends about you.  Then those friends will tell their friends and so on and so forth.  You can network in person or online, but either way there are some guidelines you should follow. 1. Choose Proper Venues.


Every group of people has a different personality and not all of them will be right for you.  Try to find groups that share common interests with you or that would be prospective clients for you. Some potential choices may be a Chamber of Commerce meeting, men's and women's groups, special interest groups and associations.

2. Develop Relationships.


Networking isn't about selling, but rather developing relationships that will eventually lead to referrals.  The idea is to get to know people and let them get to know you.  Show that you are interested in getting to know them, so that you can send them referrals.  In return, you will probably see some referrals coming your way as well.  People do business with people they know and it can take time to build that trust.  Be sure to approach a networking event without expectations to close a sale.  Instead flow with the idea of getting to know new people and catching up with those you already know.

3. Dress Professionally.


No one wants to do business with a slob.  It makes you look like you don't know what you are doing. To establish yourself as a successful person, you need to dress the part.  Now this doesn't mean go out and buy a whole new expensive wardrobe, but wear something on the dressier side and leave the sweatpants at home.


4. Be Prepared.


Be sure to bring plenty of business cards, but only give them to people who seem genuinely interested in getting to know you.  Brochures and other printed material can also be effective to have at networking events.  Also, have an elevator speech prepared; having a 10-15 second introduction about you and your business is important especially if you have a lot of people to talk to.

5. Ask Questions and Listen.


You don't have to go on and on about yourself to find new customers.  Instead, ask new people questions about themselves and their business, then listen intently on the answers they give.  Find points of commonality that you can bring to the conversation.

6. Sit with People You Don't Know


Many networking events involve walking around and talking with people.  However, some events will have a sit-down portion, maybe with some sort of presentation.  For this, be sure to sit next to people you don't know.  This will allow you to widen your network.  If you only sit with those you know, you won't be able to meet potential clients.

7. Talk with People Who are Standing Alone.


People attend networking events to meet others.  If you see someone standing alone, that is the perfect opportunity to approach them and strike up a conversation.  Some people are shy, so taking that first step to go introduce yourself to them will help ease their nerves about talking to new people.  If you know others at the event, be sure to introduce your new friend to them as well.

8. Politely Move On.


Don't spend all your time talking to the same person, especially if you already know them.  Gather the information you need, exchange business cards if necessary and move on to the next person. Be polite and say you would like to meet some other people, but it was a pleasure speaking to them.

9. Give to Get.


Go in with a mind set of what you can do for others rather than what they can do for you.  Perhaps you know someone who could use your prospects services.  If so, you can make a referral.

10. Follow Up.


If you make a good connection with someone, be sure to follow up with them after the event.  Send them a note saying how much you enjoyed meeting them.  If appropriate, you could even send them an article or some other type of information that may be beneficial to them.  Do not add them to your mailing list however unless you get their permission.

Networking is a process that takes time.  You can't go to one event and expect to gain 20 new clients in one night.  Take the time to build relationships with those people who interest you. People in the same industry as you could be a great referral source because their customers might also be your type of customers.  Be proactive and invite someone to a one-to-one meeting so you can get to know them better.  Remember that most business professionals are looking to make new connections everyday, so don't be afraid to take charge and introduce yourself.

Purchasing the “Right” Home for a Vacation Rental Property

Finding just the right home at the Lake of the Ozarks can be a challenge.  Purchasing the wrong home can cost you a lot of money, money that may be hard or impossible to recoup.  The right home can bring in $20,000.00 to $100,000.00 per year in gross rental income.  Those numbers depend on three essentials: location, size and amenities.

Location


Location, location, location could not be more true here at the Lake of the Ozarks.  Since I am more familiar with the East side of the Lake (Osage Beach, Horseshoe Bend and the North Shore) those are the areas that I will focus on.

Most rental inquires (for us 98%) are for the Osage Beach/Lake Ozark area and most of them want to stay somewhere between the 7 and 22 mile markers.  The home you’re looking for must be a waterfront home at Lake of the Ozarks and have at least some sort of Lake view. Please note that there are certain areas here at the Lake that do not allow the nightly rental of homes.  Your Realtor should be able to help you identify those areas.  You do not want to purchase a home only to find out that you cannot use it as a vacation rental. 

Size


Once you narrow down the location you can move on to step two:  Size.  And size does matter when it comes to a vacation rental home.  In our current economy, families are looking to save money.  One way to save money is to share a rental home with another family.  As a general rule, the more bedrooms, the more you can charge per night and the more rental nights you will receive.  Over the last five years our three bedroom homes have averaged around $7-$10K in gross income, four bedroom homes around $12-$22K and five bedroom homes $35-$55K and there is about a 30% to 50% increase in average rental nights each time you add a bedroom.

Amenities


Finally you need to look for the best possible amenities.  The perfect home would have a great view, attached garage, a driveway that isn't too steep, only a few steps down to the dock with at least two large boat slips (not having a dock is a deal killer for a private home), an open floor plan, four plus bedrooms, plenty of dining, a large deck, a game or family room, good sized kitchen, extra parking, three plus bathrooms and no real close neighbors.

How to Choose a Vacation Rental Manager

Things to Think About Before Handing Your Home Over to A Property Manager


You have a second home or condo at the Lake of the Ozarks and you realize that you are not using it as much as you thought you would, or you have decided that you want to off-set some of your expenses for that property.  Now what do you do?

Finding the right company to manage your vacation rental property at the Lake of the Ozarks can make a big difference in your overall experience.  Are you just looking for some additional income or do you want to make as much money as possible?  Whatever your situation, you need to make your expectations clear when you are interviewing potential managers.

Experience. 


Obviously experience counts.  Find out how long they have been managing property and how successful they have been in renting properties similar to yours? Beware of any company that promises a certain number of rental night’s or income; however, a good company will be able to give you potential income/number of rental nights based on their past history with similar properties.

Services. 


What types of support services do they offer?  Do they offer housekeeping, maintenance, interior design, AC & appliance repair or landscaping and yard work and are they available 24/7?  Since this is your second home, maybe you don't visit it enough to catch those small maintenance issues that pop up.  Often times not fixing those issues right away could lead to bigger problems down the road. And do you dread cleaning up after yourself while you are on vacation?  Having a housekeeper through your management company, allows you to relax and enjoy your second home.  Having someone to monitor your second home year round will ease your mind while you are away.


Marketing. 


Next you will want to ask how they market their properties.  Do they provide plenty of pictures, virtual tours, videos and information about their properties?  Do they utilize social media, digital marketing and e-blasts.  Is their website easy to navigate and is the presentation professional?  In addition to their website, how else do they advertise their properties?

Damage Control. 


Since damage is always a possibility, how do they screen their potential guests?  How do they handle damages?  Do they offer damage protection?  Have them give you examples of past damages and how they handled the situations.

Other Properties. 


Some companies rent their properties on a rotating basis.  If you have a nice property or a great location, companies using this procedure should be avoided.  Your hard work, décor, amenities and location should be allowed to work in your favor.  A company that presents all of their properties in the same manner and allows your features to sell your property to potential renters is your best bet. Wouldn’t you want to be able to choose if you were a guest and not have to take the next unit in line?

Reputation. 


Your potential manager should also have good ethics and be truthful about the potential for your property.  Do they have a good reputation?  Do they belong to other professional organizations? You should be able to get references from current owners as well as from other professionals within the Lake Area community.  And finally, you should feel at ease and be comfortable with the potential manager.
